An accommodation in SERVOS is a room type. It carries the description, base rate, occupancy, and stay rules, and its rooms are the physical units guests sleep in. Availability for any date is the accommodation's active rooms minus the ones taken by stays or blocked, and the nightly price is the base rate adjusted by whatever pricing rules apply that night, and for some rules by how long the stay is. You control both from Availability and Pricing under Accommodations. Creating, editing or deleting restrictions and pricing rules needs the Member role or above, and room blocks need Admin or Owner; everyone else can see them.
How availability is computed
A room counts as available on a date unless a stay occupies it or a room block covers it. Stays occupy every night from check-in up to, but not including, the check-out date, so a room frees up on the morning a guest leaves. A stay without a room, such as a booking-site overbooking, still takes one room of its accommodation on each of its nights, so an accommodation can show fewer free rooms than it has empty ones. Only rooms marked "Active" count, and only accommodations with a public status are bookable.
The Availability overview is a timeline of every room, grouped by accommodation, with a channel toggle (Direct, OTA, POS). Red cells are closed dates, amber cells carry stay rules, and hatched cells are room blocks. Click a cell to jump to the restriction or block behind it; only admins and owners jump to blocks. The page itself is read-only; changes happen through Restrictions and Room Blocks.
Restrictions: closures and stay rules
A restriction (Availability → Restrictions → Add Restriction) comes in two types:
- "Close for Sale" is a stop-sell. No bookings on those dates.
- "Length of Stay" is a minimum and/or maximum number of nights. The minimum applies to stays arriving on a covered date; the maximum applies to any stay touching one.
Every restriction has a start date, an optional end date (leave it empty for an ongoing rule), optional days of the week, and can target specific accommodations or all of them. It applies to every sales channel while All channels is on. Turn it off to choose the channels it applies to: "Direct", "POS", "B2B", or individual booking sites such as Booking.com. That way you can close direct sales while leaving OTA inventory open. When several rules overlap, the strictest wins: the highest minimum and the lowest maximum.
A rule for all channels also covers booking sites you connect later. A rule for chosen channels covers only those, except that a booking site you connect joins every rule that already names all your other booking sites.
Guests hitting a restriction see it as unavailability, for example "Stays from this date are at least 3 nights" at booking.
Room blocks: maintenance and holds
A room block (Availability → Room Blocks → Add Block) takes specific rooms out of availability for a date range, with a type ("Maintenance", "Owner Stay", "Group Hold", "Staff", or "Other") plus an optional reference and reason. Unlike stays, a block covers both its start and end dates. Blocks reduce the inventory sent to connected booking sites too, so blocking a room protects you from OTA bookings landing in it.
To stop selling dates, prefer a "Close for Sale" restriction over blocking rooms. Blocks are for rooms that are physically unavailable. Restrictions carry the reason, can target sales channels, and lift cleanly when plans change.
Pricing rules
Every accommodation has a base rate per night. Pricing rules (Pricing → Rules → Add Rule) adjust it for date ranges, weekdays, channels, specific accommodations, and stay length. Two rule types:
- "Rate Adjustment" is a percentage on the base rate, from -100% to +500%. "Adjustment" rules add together (+10% and +5% make +15%). "Markup" rules multiply on top, which is what OTA channel markups use. The Override other rules switch makes a rule replace all other adjustments for its dates (markups still apply on top), useful for campaigns.
- "Occupancy Pricing" is fixed per-person fees: a number of adults included in the base rate, then a fee per extra adult, and per child and infant.
Like restrictions, a rule applies to All channels, or to the channels you choose with that switch off, down to a single booking site. A markup for Booking.com alone, for example, leaves Expedia and your own booking site at the base rate.
Stay-length pricing
Under "Stay length (optional)", set "Minimum nights" and/or "Maximum nights" (1 to 365, and the maximum can't be below the minimum) to make a rule depend on how long the stay is. The rule then adjusts every night of a qualifying stay, not just the nights past the threshold: -10% with "Minimum nights" 4 discounts all nights of any stay of 4 nights or more, including the first three. A minimum of 1 means no minimum.
For tiers, give the lower tier a maximum: -10% for 4 to 6 nights, and -15% with a minimum of 7. Stay-length rules stack with other rules like any other (adjustments add, markups multiply, overrides replace). The rules list shows them as, for example, "Stays of 4+ nights".
Stay-length rules only apply when a whole stay is priced: the cart and checkout on your booking site, the POS, stay search, and new prices when a stay's dates change. They aren't part of the nightly prices on the Pricing overview or the rates sent to booking sites, and they never apply to OTA bookings, which the booking site prices. That's also why a stay-length rule for chosen channels can't include a booking site.
Pricing overview
The Pricing overview shows the computed nightly price per accommodation per date, with the percentage change against the base rate and a tooltip listing which rules produced it. Rules that depend on stay length aren't included, since a single night has no stay length. The rule list next to each accommodation marks them "not in nightly prices". Stacked discounts can never push a price below zero.
Prices are tax-inclusive. The rate you set is what the guest pays, and VAT is extracted from it for reporting using the accommodation's tax group.
Add-ons
Add-ons are extras like breakfast or parking that you offer on an accommodation from its Addons page, either included in every stay or for guests to add. See Add-ons.
Common questions
Why does a booking fail when the calendar looks open? Check three things in order: an active restriction (stop-sell or a minimum stay longer than the attempted booking), a room block on the remaining rooms, and whether the rooms are marked "Active".
What's the difference between a "Length of Stay" restriction and a stay-length pricing rule? A restriction decides whether a stay can be booked at all. A pricing rule with "Minimum nights" or "Maximum nights" only changes the price of stays that are allowed.
Can I set a different price for one specific room? No. Pricing lives on the accommodation (the room type). If a room deserves its own price, make it its own accommodation.
What happens to prices on booking sites? Restrictions, blocks, and pricing changes push to connected channels for accommodations published there. See Channel manager.
